The role

As a Maintenance Coordinator, you are the face of The Kontiki and play a key role in creating an unforgettable experience. You are responsible for overseeing and ensuring all repairs and maintenance of The Kontiki’s facilities and inventory.

In this role, the Maintenance Coordinator you report directly to the Director of Operations.

What will you do?

The Maintenance Coordinator is responsible for:

  • Managing the daily operations related to safety, maintenance, and landscaping

  • Creating schedules, rosters, and task distributions

  • Supervising the security, maintenance, and landscaping teams on a daily basis

  • Supporting the Maintenance Manager

  • Conducting risk assessments, developing security plans, and writing work instructions

  • Coordinating repair, installation, and renovation projects

  • Conducting performance evaluations and review meetings with team members

  • Resolving operational problems and incidents

  • Ensuring the safety and functionality of the property for both guests and employees

  • Overseeing all electrical, plumbing, and HVAC systems

  • Providing information and support for renovation and repair projects

  • Assisting in the development of security plans

  • Preparing reports for management outlining operational activities and developments

  • Maintaining documentation and records related to Emergency Response (BHV)

  • Implementing and enforcing the security policy

  • Assessing safety risks by inspecting facilities, activities, visitor lists, and related elements

  • Coordinating additional security measures and parking control when necessary (possibly in consultation with external partners)

  • Organizing first aid station staffing and arranging external security services for large events in cooperation with Strong Security

  • Ensuring proper functioning of fire extinguishing and other safety systems and arranging periodic inspections and tests

  • Supervising preventive inspections conducted by the fire department and ensuring their recommendations are implemented after approval by management

  • Leading and coordinating the work of employees responsible for monitoring and surveillance tasks

  • Developing landscaping, garden, and grounds maintenance strategies

  • Designing and implementing effective landscaping and grounds maintenance solutions, including techniques and processes

  • Implementing an effective quality management system

You also bring:

  • A completed MTS or MBO-level education in construction, facility management, or a related field

  • At least 3 years of experience in a similar role

  • Creativity in both thinking and execution

  • Excellent computer skills

  • Knowledge of construction and structural work

  • Language skills in Dutch and English; Spanish and/or Papiamentu are a plus

  • Work that involves significant walking and standing, with physically demanding postures during certain tasks

  • Risk of injury when intervening in safety-related incidents

  • Physical effort when working with tools or lifting/moving furniture or equipment

  • Working in various environments, sometimes in warm conditions or in maintenance areas with machine noise, dust, or sawdust

  • Use of personal protective equipment (PPE) when required
